When you think about marketing your property for sale, the need for gorgeous photographs is bound to enter your mind at some point. And so they should! Other than the advertised sale price of your home they are the biggest drawing card to your property listing.
So it doesn’t take a mastermind to figure out that the quality of the photographs has to be on point both technically and creatively. In an age where phones are equipped with 12 Megapixel cameras, you’d be forgiven for believing that your iPhone was “technically” capable of getting the job done. But Megapixels will only get you so far and where camera phones really fall short is their sensor size. You can only fit so much in such a streamlined device, but the sensor is at the heart of it all! It’s the component that reads all the information and determines how large you can scale and still have the image look great. So the balance between sensor size and Megapixels is imperative. Camera phones just can’t compete. Especially in Real Estate, where you’re often shooting in low light situations to take advantage of the quality of light during the Golden Hour and then editing in post production as well. And let’s not forget that behind every amazing photograph is an equally fantastic photographer. Anyone who has ever taken a selfie knows it’s all about the right angle and lighting. But a seasoned real estate photographer should be an architectural genius, someone who can flaunt your properties best assets without misleading your audience.
One of the worst mistakes you can make is choosing to use extremely enhanced and over edited images to market your property. When potential buyers are underwhelmed by viewing the real thing it can be more detrimental than having poor quality images. Also consider the need for a floor plan or aerial photographs, floor plans are actually a great way to give promising buyers a good feel for a property prior to viewing, without revealing too much detail. An aerial view could be highly effective for a property close to the water or for a listing surrounded by many sought after amenities.
At the end of the day the aim of the photographs you select should be to encourage the initial contact from a prospective buyer and not to sell the property directly from your market campaign!
There are some simple things that you can do to help your photographer get the most out of your property so take some time before hand to:
• Clear out the clutter – clutter makes a room feel small
• Remove personal items – it’s hard to imagine yourself in a place that’s already personalised
• Open windows and blinds – A well lit room feels light and airy as well as warm and inviting
Good photography will capture all the details so you want to make sure the emphasis is on all the right aspects, yeah that’s not your family portrait from the festive season sorry guys!
Don’t forget to pay attention to areas like the kitchen, bedrooms, bathrooms and the outside areas so that you end up with an all-round well presented property that’s sure to attract active buyers in the market.
